Housing Market Update
As December draws to a close the year’s worth of real estate housing market data is now current through November -remember it’s always one month in arrears. Market averages (and medians) played out mostly by the book, going up some through the summer, down some in the fall and onset of winter and essentially holding steady over the course of the year.
The average sale price has gone up 3% compared to last
November but 2024 YTD average & median prices are
effectively the same as they were for this time in 2023. Other market indicators like months of inventory and total market time hover close to the year to date average.

Small Business Spotlight
I drastically underutilize this business (SIP Champagne and Dessert Bar), although I loyally order a large coffee from them several times a week.
Don’t be boring like me. Treat yourself to their delicious food and dessert offerings and something bubbly!
While it’s a work-day pit stop for me I love seeing the folks enjoying their downtime with friends as I pass through. The atmosphere is warm and welcoming and the staff are
personable and attentive.
I can personally attest to the tastiness of several versions of their breakfast sandwich and I
came home raving that their chocolate chip cookie was
perhaps the best I’ve ever had.
Ashley and her team do an incredible job of offering something a little different and Eugene is the richer for it!
I’m so glad to have them as a work neighbor!
Xander’s Slice of Life
What is your favorite Christmas tradition? With young children we are still figuring out what we want the holidays to look like. The best part for me is that I get extra time to spend with my family without the anxiety of feeling like it’s coming at the expense of productivity. This is the first Christmas where Joe knows what’s going on and is anticipating what is to come. That adds a fun wrinkle for us all.
Aside from holiday proceedings we’ve been spending lots of time at all the various indoor play areas. I took both kids to the trampoline place for the first time.
They had a blast. I had a heart attack. One of the sweetest things about our kids is that they really love playing at home as much as they love anything.
As we usher in the new year I hope you have the luxury of time to reflect and that the reflections bring a smile to your face. May 2025 be peaceful and prosperous. A Duck National Championship would be OK too…
