January Housing Market Update

2024 is in the books and we’re all wondering what 2025 housing market will bring! What are you hearing and reading?
Last year’s highest average sale price was 502,600, logged in July. The average for the year was 470,050 and we ended higher than that with December coming in at 484,600. So hey, that’s growth. Having come off of a couple of years of explosive growth many people felt like the market cooled. Don’t forget though that “you never go broke making a profit”.
3,699 residential real estate sales closed in our market in
2024, 138 more than in 2023.

If you want to blame me for jinxing The Ducks football team, feel free. Lindsay certainly did.
New Subject! Aren’t our kids beautiful?! Lindsay had to make a second, larger version of one of Joe’s favorite sweaters so he could keep on rocking the look. I can’t believe how much they are both growing up! It’s pretty mind blowing.
Julia loves playing dress up but is just as happy climbing the furniture and chasing Joe around the house. The two are geting much better about playing together nicely, offering us a much needed break from riding heard over them constantly.
Lindsay has started studying to get her real estate license! That’s the big news in our house. There’s no rush for her to start working or anything but we both think it will be a lot of fun to work together in the future, perhaps when the kids are in grade school.
I hope that 2025 is off to a lovely start. Only 35 days until Daylight Savings Time…
